All of these statistics sound very informative, but the thing is, this market report includes all houses in Avery Ranch, regardless of their size and features. It gives a broad overview of Avery Ranch as a whole, and in general, what homes go for in the neighborhood. However, by itself, it cannot give a buyer enough meaningful information to arrive at a fair and accurate price to pay for any specific home.
Do Statistics Help The Buyer?
To some degree, yes, especially in neighborhoods where all the houses are exactly the same size, age, floor plan and have the same features and upgrades. Personally, I haven’t been in any neighborhoods like that. Typically statistics are more useful in neighborhoods that are less than 7-10 years old, before owners begin improving and replacing outdated features and worn out items such as countertops, hardware, lighting and carpet.
Avery Ranch West Homes For Sale
In Avery Ranch West, where most of the homes are under 2300 square feet, and the vast majority of construction is DR Horton, the market analysis report is very useful. Nearly all the homes are now being built with granite countertops, tile floors, and upgraded appliance packages, many of which are stainless steel. There are also a limited number of floor plans available. All of this means that it is much easier to find truly similar properties to compare and assign value to.
Avery Ranch East Homes For Sale
Avery Ranch East was built by more builders with different floor plans, sizes and price points, and warrants a closer analysis. Building began on both sides as far back as 2000-2001, when sheet vinyl floors and laminate countertops were the rule rather than the exception. Some of the older homes have already been updated, and even builders in the last three years have changed their standard packages.
The bottom line is that not even 25 pictures on the internet and the virtual tour beat seeing the house in person. When making a decision to buy a house, use the services of a qualified real estate professional. Not only can they provide you with statistics, but they also have been in many of the surrounding homes and know better than anyone else what the real value of a home is.
