Avery Ranch real estate sales prices beat everyone’s expectations in 2013. Will that trend continue in 2014?
We definitely think it will and here’s why:
There are thousands of people moving to the greater Austin area every month. The last demographic figures showed that there were on-average about 165 people PER DAY moving to Williamson and Travis Counties. That is a substantial amount of people!
The problem with that influx of people is this:
There aren’t enough available homes to choose from. In most areas around greater Austin, there are less than 1 month of available inventory. What does that figure mean, exactly? That means that if there were zero additional homes listed for sale, by this time one month from now there would be zero homes for sale in that particular area. ZERO. That is a serious shortage of homes!
Not all areas and neighborhoods around town have 1 month of inventory right now. But many Austin areas are experiencing supply shortages.

As of today, there are currently 11 homes for sale in Avery Ranch. There are 7 homes that are pending sale and another 9 that are pending sale that are accepting backup offers. So there’s a total of 16 homes that currently have contracts on them. Also, in the last 90 days, there have been 41 homes that have sold at an average price per square foot of $117.90.
A little quick math will tell you that 41 homes sold in 90 days divided by 3 months equals about 13 homes per month that have sold in Avery Ranch. And this occured during the slowest time of the year. And, there are only 11 homes currently on the market.
That equates to less than 1 month of inventory in a neighborhood that has about 4000 homes total. Oh my!
